Price, costs and the loan

A property purchase has three numbers that are easy to confuse: the price, the total cost to buy, which adds the duty, legal fees and inspections you enter yourself, and the loan, which is the price less your deposit. Lenders look at the loan as a share of the value (the loan-to-value ratio) and at your repayments as a share of income. The mortgage repayment pages for Australia, the UK and the US sit in Calculators; these pages cover everything around them.

Renting and investing

For renters, rent affordability sets rent against income and rent vs buy compares the two paths over the years you plan to stay. For investors, rental yield, rental cash flow and capital growth cover income and value.
