A metre is 3.28084 feet, and area has two dimensions, so a square metre is 3.28084 × 3.28084 = 10.7639 square feet. Going through the exact definition: a square foot is 0.3048² = 0.09290304 m², and 1 ÷ 0.09290304 = 10.76391042. Using the plain 3.28 factor is the usual mistake and gives an area a third of the true size.

Worked example: a 70 m² flat

70 × 10.7639 = 753 sq ft. European and Australian listings give floor area in square metres; British and American ones in square feet. A 45 m² studio is 484 sq ft, a 90 m² family flat is 969 sq ft and a 150 m² house is 1,615 sq ft. The British "average new-build" of about 76 m² is 818 sq ft; the American average new house of 2,300 sq ft is 214 m².

Worked example: flooring for a 4 × 5 m room

The room is 20 m², or 215.3 sq ft. American flooring is sold by the square foot, or by the box covering perhaps 20 sq ft; with 10% waste allowed, order 237 sq ft, or twelve boxes. Carpet in Britain is often priced by the square metre but sold from a 4 m wide roll, so the width, not the area, decides the cost.

Rule of thumb

Multiply by ten and add 8%, or simply by 11 for a quick over-estimate. 30 m² is 300 + 24 = 324 sq ft (exact: 323). For the reverse, divide square feet by 10 and take off 7%.

Measuring practice

Floor areas in listings are measured differently in different countries — internal wall to wall, including internal walls, or including a share of the building's common areas — and the difference can be 10 to 20%. The conversion here is exact; what the source figure includes is not, so compare like with like before converting.

Worked example: a 2,000 sq ft house

2,000 × 0.09290304 = 185.8 m². American listings quote square feet; a 2,000 sq ft house is a comfortable four-bedroom home in most markets and would be listed as 186 m² in Europe or Australia. A 1,000 sq ft flat is 92.9 m²; a 650 sq ft one-bedroom is 60.4 m²; the 400 sq ft micro-flat is 37.2 m².

Worked example: a 5,000 sq ft office lease

5,000 × 0.0929 = 464.5 m². Office rent in London and New York is quoted per square foot per year; in most of Europe per square metre per month. £60 per sq ft per year is £645.83 per m² per year, or £53.82 per m² per month. Getting the time period and the area unit both right is where these comparisons go wrong.
