How the Rental Lease Calculator works
This rental lease calculator works out when a lease ends, the last day to give notice and how much rent you will pay over the whole term. It converts rent per month into weekly and daily figures and lists every rent due date, so you can budget the payments or check a landlord's schedule.
A lease is a fixed-term contract with a payment schedule attached. Signing one commits you to a known total, but that figure is rarely written on the agreement, and the end date and notice deadline are easy to lose track of over a year or more. Getting them in one place makes it far easier to budget, to compare offers and to avoid an unwanted automatic renewal.
How the rental lease calculator works
The lease is assumed to run for whole months from the start date, with the start day counting as the first day. A 12-month lease from 1 November 2026 therefore ends on 31 October 2027, the day before the anniversary. If the lease starts on a date that some months lack, such as the 31st, the end is pulled back to the last day of the shorter month, so a six-month lease from 31 August ends on 27 or 28 February, the day before the month-end anniversary.
From that end date the calculator produces:
- Lease ends: the final day of the term, with its weekday.
- Lease length: the number of days covered, both ends included.
- Give notice by: the end date minus the notice days you enter.
- Rent payments: one per month of the lease.
- Total rent: monthly rent multiplied by the number of months.
- Weekly equivalent: monthly rent × 12 ÷ 52.
- Daily equivalent: monthly rent × 12 ÷ 365.
The table lists each payment, its due date and the running total paid. Payments fall on the same day each month as the start date, again pulled back in short months. The schedule shows leases of up to 120 months.
Converting monthly rent to weekly
Monthly rent cannot be turned into weekly rent by dividing by four, because a month is about 4.33 weeks. Divide by four and you overstate weekly rent by about 8 percent. The correct method multiplies by 12 months and divides by 52 weeks. For 1,450 a month, that gives 334.62 a week, not 362.50.
Going the other way, weekly rent × 52 ÷ 12 gives the monthly figure, so 300 a week is 1,300 a month. The same rule applies when comparing a monthly salary with weekly costs.
Worked example
A 12-month lease starting on 1 November 2026 at 1,450 a month ends on Sunday 31 October 2027 and covers 365 days. Total rent is 17,400, the weekly equivalent 334.62 and the daily equivalent 47.67. With 60 days' notice required, the deadline is Wednesday 1 September 2027.
Planning around the end of a lease
- Put the notice deadline in your calendar with a reminder two or three weeks earlier.
- Check whether the lease rolls into a periodic or month-to-month tenancy if neither side gives notice, and what notice is needed then.
- Ask whether notice must end on a rent day. Some agreements require the last day of tenancy to line up with the end of a rental period.
- Line up the start of a new lease with the end of the old one to avoid paying for two homes or having a gap.
- Book removals and utility switches against the real end date, not the anniversary.
Comparing leases
Total rent is the clearest way to compare offers with different lengths or incentives. A 12-month lease at 1,500 with one month free costs 16,500; a 12-month lease at 1,400 with nothing free costs 16,800. Enter each lease, take off any free months or discounts, and compare the totals. Add deposits, fees and expected utilities separately for a full picture.
What this calculator does not cover
Rent increases, pro-rata first payments, deposits and fees are not included, because they vary by agreement. Notice rules, rent controls and tenancy rights depend on where you live, and the lease itself takes priority. Use the dates and totals here as a planning aid alongside the agreement.
How many pounds or dollars a lease costs in total
The formula for the total is monthly rent × months. The weekly figure is rent × 12 ÷ 52 and the daily figure is rent × 12 ÷ 365. For example, 1,450 a month over 12 months is 17,400.00, or 334.62 a week. Each example below assumes a 12-month lease with no deposit or fees.

FAQ
When does a 12-month lease end?
When the start day counts as the first day, a 12-month lease ends the day before the anniversary. A lease starting on 1 November 2026 ends on 31 October 2027. Some agreements state a different end date, and that date always takes priority.
How do I convert monthly rent to weekly rent?
Multiply the monthly rent by 12 and divide by 52. Dividing by four overstates weekly rent because a month is about 4.33 weeks long. For example, 1,300 a month is 300 a week.
How do I work out rent per month from weekly rent?
Multiply the weekly rent by 52 and divide by 12. A rent of 300 a week is 1,300 a month, not 1,200, because a month averages about 4.33 weeks. Enter the monthly figure here to get the lease total.
How much rent can I afford?
A common rule of thumb keeps rent at or below 30% of gross income, so 4,500 a month before tax suggests rent of about 1,350. This page does not test affordability; the rent affordability calculator does that from your income and other bills.
Does the total include a deposit?
No. Total rent is the monthly rent multiplied by the number of months. Add the deposit, any letting fees and any free-month discounts separately to work out the full cost of moving in.
What if my rent is due on the 31st?
In months without a 31st, the due date in the table moves to the last day of that month, such as 30 April or 28 February. Check your agreement, as some landlords set a fixed day such as the 1st instead.
